A rolled coat over a bad patch reads as damage in every showing. Our crews carry drywall, mud, texture and stain-block on the truck, so repair and paint happen in the same visit instead of waiting on a second trade.

Walk and bid

Send the unit number and floor plan. You get a flat written price back, usually same day.

Mask and repair

Floors and fixtures covered, then every hole, crack and stain is patched, textured and primed.

Coat and cut

Ceilings, walls and trim sprayed or rolled to full coverage with clean, straight cut lines.

Clean and document

Debris hauled, surfaces wiped, photos sent. The unit is rent-ready when we lock the door.

Standard make-ready pricing for occupied communities. Every price below includes prep, patching, two coats, cleanup and handoff photos. Volume agreements and full-property repaints are quoted lower.

Prices assume standard 8 to 9 foot ceilings, one color throughout and normal turnover wear. Vaulted ceilings, hoarder units and fire or flood damage are walked and quoted separately.

Questions we get from property managers

How fast can you get to a vacant unit?

Most turns are scheduled within 24 to 48 hours of approval, and standard one and two bedroom units are finished the same day we start. During end-of-month rushes, send your turn list early and we block the days in advance.

Do you handle drywall repair, or just paint?

Both, in the same visit. Our crews carry drywall, joint compound, texture and stain-blocking primer, so nail holes, doorknob holes, cracks, corner bead and water stains are repaired and matched before any color goes on. You are not coordinating a separate trade.

What does the flat per-unit price actually include?

Masking, standard patching and texture match, spot priming, two finish coats on walls and ceilings, all trim and doors, caulk lines, debris removal, and room-by-room photos at handoff. Heavy damage beyond normal turnover wear is quoted separately before we start.

Can you work in an occupied community?

Yes. We keep breezeways clear, contain dust, use low-odor products in interior work and haul debris out the same day rather than staging it in the parking lot. Residents next door should not know we were there.

How many units can you turn at once?

We staff to the calendar. Single unit turns, rolling weekly lists and full-building repaints are all normal work. Send your projected turn count and we will confirm the crew size and the days we can hold.

What if something is missed at walk-through?

Call us and we come back and correct it at no charge. The checklist exists so that call does not happen, but the guarantee stands either way.

Are you licensed and insured?

Yes, and we provide a current certificate of insurance naming your ownership group or management company before the first unit, along with a W-9 for your vendor file.

Do you supply the paint?

We can supply it, or work from your property's spec and color standard if you buy in bulk. Either way we match the sheen and base color already in the building so future patch work blends.
